Support for building owners and adjoining owners.

Every instruction begins with the proposed works, ownership details and project programme. We then advise on the correct route under the Act rather than applying a one-size-fits-all process.

Building Owner Surveyor

We review the proposed works, identify the notices required, serve them correctly and progress appointments or Awards so the project can move forward.

Adjoining Owner Surveyor

We independently review the proposals, inspect your property, record its condition and seek reasonable protections without obstructing lawful work.

Agreed Surveyor

Where both owners agree, one impartial surveyor can administer the dispute and make an Award for both parties, often reducing duplication and cost.

Party Wall Notices

We prepare notices under the appropriate parts of the Act, supported by the information and drawings needed for the proposed work.

Party Wall Awards

The Award records the authorised work, working methods, access arrangements, protections, timing and the process for dealing with damage.

Schedules of Condition

A detailed written and photographic record of relevant areas of the adjoining property before work begins, providing a reliable baseline.

Boundary & Access Advice

Practical advice on the Act’s boundary provisions and access connected with notified works, while identifying matters that fall outside the Act.

Post-works Inspections

Follow-up inspection where appropriate to compare condition, consider reported damage and help resolve matters efficiently.

What the Act does—and does not—do

The Party Wall etc. Act 1996 is separate from planning permission, building regulations and most boundary ownership disputes. Compliance with one regime does not replace compliance with another. We explain the boundary of our appointment clearly and recommend other professional advice where appropriate.
